Rural Home Inspection
‘A home inspection is a general overview of the condition of the home, like having a used car checked out by a mechanic before buying it’, says Paul Galvin of Galvin Home Inspections. A home inspector with 16 years experience, Paul is inspecting a cottage on Stoney with realtor Craig Hamilton, broker at ReMax Eastern, in Lakefield. Stoney Lake is located in Ontario’s Kawartha Lakes, just outside of Peterborough Ontario.
As compared to buying a home in a town or city, rural properties require the home inspector to have specific knowledge of things like wells, and septic systems, which are not a concern with a city property.
Although inspecting the septic tank itself is not generally part of a home inspection, a general overview of the system to look for any obvious issues should be completed.
If the well is accessible, it can inspected by the home inspector, however if it is buried, further inspection will require a certified well professional.
Other aspects of the house that a home inspector will examine include the plumbing, electrical, furnace, heating and cooling systems, insulation, shingles, structure, ventilation, windows, and more depending on the specific home and location.
Although rural home inspections cover more aspects of a home, a home inspection of city purchases is also recommended. A home inspection is always a wise choice when purchasing a home. Consider that you will be responsible for maintaining and upgrading these systems, once you own the home.
