Zoning Considerations when Buying Property

The zoning of the property you buy will affect how you’re allowed to use the property. Every municipality has zoning rules and restrictions which must be taken into consideration when considering a purchase.

Most municipalities now have zoning maps available online to allow you to check the zoning of a piece of property and understand the restrictions that will apply to the use of that property. These maps provide detailed zoning for each piece of property as well as explanations of the zoning class.

Some of the restrictions you will want to consider are what type of structure can and can’t be built on the property, the sideline setbacks, the frontage setbacks, and the lot coverage requirements for a particular property.

Because of the large amount of waterfront property available in the Kawarthas, the waterfront setbacks are of particular importance in this area. These setback requirements have changes significantly in the last few years. The minimum setback required from the waterfront is now 100’ unless you are replacing an existing structure,

Waterfront purchasers need to have their Realtor or Lawyer check the zoning and setback requirements before making their purchase. The setback requirements may limit any structure you want to build, or additions and alterations you may want to make to an existing structure. These limitations will need to be considered before planning your new boathouse or garage.
